The short answer: The two problems that kill flat roofs in Miami are ponding water — rain that’s still standing on the roof 48 hours after the storm — and UV “cooking,” the sun slowly baking the membrane until it cracks, blisters, and chalks. Both are visible long before the first leak. Canopy Roofing repairs and replaces flat roofs across Miami-Dade and Broward; flat roof repairs start at $1,500, and catching either problem early is the difference between a repair and a full tear-off.

Problem #1: Ponding Water

Flat roofs aren’t actually flat — they’re built with a slight slope so water finds a drain, a scupper, or an edge. When that stops happening, you get ponding: standing water that’s still there two days after the rain ends. Here’s what it looks like on a real South Florida roof, from our own footage:

Why it matters in Miami specifically: our summer pattern is a thunderstorm nearly every afternoon. A roof that ponds never gets a chance to dry out between June and October. Standing water does several things at once:

  • Magnifies UV damage. Water acts like a lens and concentrates sunlight on the membrane beneath the pond.
  • Grows algae and vegetation. Ponded areas turn green, and roots are aggressive — they follow any seam or crack they find.
  • Adds structural load. Water is about 5 lbs per square foot per inch of depth. A big pond is a standing weight the deck was never asked to carry full-time.
  • Finds every weak seam. A membrane seam that sheds moving water fine can fail under water that sits on it for days.

Common causes we find: clogged drains and scuppers (palm debris is the usual suspect), insulation that has crushed or sagged into a low spot, and additions or AC equipment installed without re-working the drainage around them. Some fixes are maintenance, some are repairs — our Miami roof repair team can tell you which in one visit.

Problem #2: Is Your Flat Roof Cooked?

“Cooked” is exactly the right word for what the South Florida sun does to a flat roof at end of life. Watch the difference between healthy membrane and membrane that’s been baking for 15+ summers:

The signs of a cooked roof, roughly in the order they appear:

  • Chalking. The surface wipes off as white powder on your hand — the top layer is literally eroding.
  • Alligatoring. The surface crazes into a pattern of small cracks like alligator skin. On modified bitumen and built-up roofs, this is the classic end-of-life signature.
  • Blisters. Trapped moisture vaporizes in the heat and bubbles the layers apart. Unbroken blisters are a warning; broken ones are open doors.
  • Exposed reinforcement. When you can see the fabric scrim inside the membrane, the waterproofing above it is gone.
  • Granule loss at drains and walkways. Bald patches age several times faster than the surrounding field.

A cooked surface doesn’t always mean tear-off — caught early enough, localized repair and restoration can buy real years. Caught late, water is already in the insulation, and wet insulation can’t be saved by anything applied on top of it. If you’re seeing stains inside the house already, check our guide to roof leak warning signs — on flat roofs, the interior stain often appears far from where the water actually enters.

Standing water two days after the rain? That’s not normal.

Repair, Restore, or Replace: How the Decision Actually Works

Repair — starts at $1,500. Clogged drainage, a failed seam, a punctured membrane around AC equipment, localized blistering: these are repairs. What moves the price is how much of the roof is affected, how wet the insulation underneath is, and access. Florida’s 25% rule applies to flat roofs too — if less than 25% of the roof needs work within 12 months, you can generally repair rather than replace.

Restore. On a structurally sound roof with a tired surface, a restoration coating system can reset the UV clock. This only works on a dry roof — coating over wet insulation seals the problem in.

Replace. Widespread alligatoring, saturated insulation, or ponding caused by a sagging deck means the honest answer is re-roofing. Modern flat systems (modified bitumen, TPO) with proper tapered insulation solve the ponding problem permanently by rebuilding the slope. One Thing NOT to Do: Pressure-Wash It

Algae and ponding stains make people reach for the pressure washer. Don’t. Flat roofs are never washed — pressure strips the surface, forces water under laps, and voids warranties. Our full explainer on why roofs and pressure washers don’t mix covers it, but the short version: on a flat roof, cleaning is done by hand, and the green stuff is a drainage symptom, not a cleaning problem.

Frequently Asked Questions

How long can water sit on a flat roof before it’s a problem?

The industry standard is 48 hours. Water still standing two days after the rain stops is ponding by definition, and in Miami’s summer pattern — rain nearly every afternoon — a ponding roof effectively never dries. That accelerates UV damage, grows algae, and loads the deck.

How much does flat roof repair cost in Miami?

Canopy Roofing flat roof repairs start at $1,500. The price moves with the size of the affected area, whether the insulation underneath is wet, drainage work needed, and access. An inspection with photos comes first, so you know exactly what you’re paying to fix.

What causes ponding water on a flat roof?

The usual causes are clogged drains or scuppers (palm and tree debris), insulation that has crushed or sagged into a low spot, structural deflection, and equipment or additions installed without reworking drainage around them. Some causes are maintenance items; others are repairs.

How long does a flat roof last in South Florida?

Typically 15–25 years depending on the system and installation quality. South Florida’s UV and daily summer rain sit at the harsh end of the scale, so local flat roofs tend toward the shorter end without maintenance — and past the longer end with it.

Can a flat roof be coated instead of replaced?

Sometimes. Restoration coatings work on roofs that are structurally sound and dry but UV-worn at the surface. They do not work over saturated insulation or active ponding — coating a wet roof seals the moisture in. An inspection determines which category your roof is in.

The Bottom Line

Flat roofs fail slowly and visibly: first the ponds, then the chalking and alligatoring, then the leak. Everything in this article is spottable from a careful look at the roof — and both videos above are real Canopy Roofing footage from real South Florida roofs, because that’s the standard of proof we think you should demand from any roofer.
